Most people only buy and sell property a couple of times. We understand that and try to make the process as easy as possible. First, there are never any “stupid” questions. We are here to help you. Second, there are certain documents that we need to help with sales transactions. Mainly the deed. However, we are fully aware that most of our clients have been in their homes for a long time. Sometimes 50 years. We explain to everyone that if they are not sure if they have their deed, not to spend more than 20-30 minutes looking for it. If you cannot find it, we will pull it from the public records for you. It does not matter if you have lost your “original” deed. The only one that counts is the one that is recorded in the County Clerk’s office. 


Another thing that makes us different is that moment we have been retained by someone to sell property, we take a look at the public record to see if there are any mortgages that do not have satisfactions. Many of our clients paid off their mortgages long ago. However, when they received the Satisfaction of Mortgage from the bank, they did not know they had to file it with the County Clerk’s Office. Rather than wait for the Purchaser's title report to tell us about these issues 30 days into a sale, we like to get ahead of the game and start solving the problem long before time becomes an issue. Again, our experience had allowed us to learn how to take many of these stress points off the client so they can focus on the larger picture of packing up and moving to their next home.
